Q. When should I engage a SVN Tenant Advisor as my tenant representative?

A. Hiring a tenant representative will save you time, reduce your risk and help you to contain costs. SVN Tenant Advisors assist you, the client, with the following.

  • Leasing
  • Acquisitions
  • Market expansion (local, regional and global)
  • Renewals
  • Relocation/in-place expansion
  • Build-to-suit
  • Portfolio re-alignment/work-outs

Q. What will hiring a Tenant Advisor cost me?

A. In tenant-related transactions, it is typical for the landlord to pay all real estate representation fees. In essence it is built into the costs of the transaction. This means being represented should not be an out-of-pocket expense for you, the client.

Q. If the landlord pays the fee, will this create a conflict of interest?

A. Once you sign a SVN exclusive representation agreement, SVN is on YOUR team, and you are the one in control. Our Tenant Advisors pledge to create the best possible real estate solution for you. If we don’t find an exemplary solution for you, we don’t get paid.

Q. Who is on my real estate team?

A. Collaboration is the key to successful real estate transactions and relationships. Your real estate team will consist of a SVN® single point of contact, plus as many SVN Tenant Advisors as is required to strategize and analyze all possibilities. This means we bring in geographic and industry expertise as needed. However, your real estate team extends beyond SVN. Our goal is to make sure you have access to all the services you need, including commercial real estate attorneys, contractors/architects, project managers, appraisers and other experts you may need both prior to and during your occupancy.

Our Tenant Representatives are ready to collaborate and work with you for all of your tenant needs.
